Incentive Program is offered to you as a
client in return for your diligence in exercising
client responsibilities in the home buying
process. This includes doing your own research,
eliminating and pre-selecting homes you wish
to see and informing any home seller, builder
and/or real estate agent that you are a Jim Striegel and Coldwell Banker - Real Estate Solutions client at the time
of your first contact with them. We are able
to offer this revolutionary program solely
due to our volume of home sales in the Dallas/Fort
Worth area. Our experience in assisting hundreds
of home buyers with their purchases every
year gives us a wealth of credibility and
skill unmatched in the industry. We give
you excellent negotiation assistance and
a nice reward for being our client.
Rules
of the Program:
When
visiting new construction subdivisions
you must register
Jim Striegel and Coldwell Banker - Real Estate Solutions as your
buyer’s representative
upon your first visit to the new
home development.
You must identify
Jim Striegel and Coldwell Banker - Real Estate Solutions
as your exclusive buyer’s representative
to all brokers, agents and owners
of any property that you wish to
view or obtain information on including
For Sale By Owner Properties.
Jim Striegel and Coldwell Banker - Real Estate Solutions must view
any property that you wish to purchase
prior to you writing an offer.
You are under no
obligation to buy a home at any time.
You may take as long as you like
to execute your buyer incentive.
As
the home buyer you must fulfill all
of your duties in the signed program
agreement including doing your part
to locate the home your are interested
in purchasing.
Before purchasing
any home you must notify all parties
in writing that you are a Jim Striegel and Coldwell Banker - Real Estate Solutions Client. Builders
and other real estate agents must
be notified at the time of your first
contact.
Fulfill
your responsibilities in locating
and eliminating homes.
Allow
Jim Striegel and Coldwell Banker - Real Estate Solutions
to schedule all showings for you
on re-sales and to register you at
any new subdivisions that you are
interested in prior to looking at
homes.
We must see any
home prior to writing a contract.
No time limit.
Take as long as you wish to find
a home.
You are never under
any obligation to purchase a home.
Either party may
exit this agreement at any time.
Your
incentive will be ready to pick up
or to be mailed to you within five
business days after closing, funding
and receipt of commission check by
Jim Striegel and Coldwell Banker - Real Estate Solutions.
By signing up for our Buyer Incentive Program you will be under an Exclusive Buyer Agency Agreement with Jim Striegel and Coldwell Banker - Real Estate Solutions which means that we are your exclusive real estate agent.
By participating
in this program you expressly waive
your right to participate in the
Guaranteed Sale Program. Signing
below is your acknowledgement and
shall serve as effective notice of
termination and nullification of
any agreement under which you may
be participating in the Guaranteed
Sale Program.
You can cancel
your buyer’s representation
agreement with Jim Striegel and Coldwell Banker - Real Estate Solutions
at any time prior to finding a home
to purchase.
How
You Get the Incentive:
Meet with an agent from Jim Striegel and Coldwell Banker - Real Estate Solutions to allow us to demonstrate your rights under the TAR Residential Buyer/Tenant Representation Agreement form. The meeting will last approximately 30 minutes.

Pre-qualify with our lender (for FREE) or a lender of your choosing.
Purchase a home
whereby you have notified all parties
in writing that you are a Jim Striegel and Coldwell Banker - Real Estate Solutions client.
Our
Duties to You as a Client:
Perform all duties as your exclusive buyer's representative as defined in Information About Brokerage Services form made available by Texas Real Estate Commission.
Provide you with
expert advice regarding any home
you choose to purchase.
Provide
skillful contract and inspection
negotiation.
Schedule closing
and review HUD-1 Settlement Statement
with you.
Provide
expert representation and maintain
full confidentiality throughout
and after the transaction.
Your
Duties as a Client:
Advising
others that you are being represented
by Jim Striegel and Coldwell Banker - Real Estate Solutions as a client.
Searching for and doing exterior
previews of homes that interest
you.
Reasonable intent to purchase
a property with good will.

Much Incentive You Receive :

* “Shows you” denotes homes
we show for you and contracts we write
for you.
** “Amount you receive” denotes
percentage of total commission paid to Jim Striegel and Coldwell Banker - Real Estate Solutions on
any home you purchase. Rebates given are
calculated on a maximum of 1.5% of total
sale price paid to client as incentive.
Jim Striegel and Coldwell Banker - Real Estate Solutions will deduct the MLS fee of .0014
X sales price from your incentive.
Buyer hereby understands that not all
homes will qualify for the Buyer Incentive
Program. In the event that the Buyer Incentive
Program is not accepted by seller, agent,
builder or lender then buyer will not be
entitled to any rebate or incentive. Buyer
understands all terms of this agreement
and agrees to make all required disclosures
of buyer’s participation in the Buyer
Incentive Program as instructed by Jim Striegel and Coldwell Banker - Real Estate Solutions .
