¨     Customized Scrolling Marquee on Realtor.com. Our Marketing Team will add a Scrolling Marquee to your Realtor.com Showcase Listing to highlight and draw attention to a special or unique selling feature of your home that would be an enticing selling point to a prospective buyer.

¨     Custom Realtor.com Scripting. Our Marketing Team will write a full page custom description of your home to add to your "Showcase Listing" on Realtor.com. ¨     Professionally Designed Flier. Our Marketing Team will create a custom feature sheet highlighting the special features of your home. You can use your custom designed flier as an in-house marketing tool to enhance value of your home. We will include delivery of 25 color laser copies and email you a template in .pdf format that you can use to print additional copies as needed.

¨     Flier Box or Brochure Tube for Exterior Fliers. We will deliver and install a flier box or brochure tube in your yard to hold fliers for buyers to pick up when they drive by your home. You may fill/replenish with your fliers and/or refill with copies of your Professionally Designed Flier if selected above.

¨     Buyer Financing Option Sheet. Often when buyers are considering a home, providing alternative financing options customized around the details of your home can help to make the buying decision easy. Our preferred lender will prepare a special financing sheet for your home that you can display inside your home or in your outside flier box.

¨     Talking House Information System with Custom Recorded Script. A Marketing Specialist will write and record a short description of your property to entice buyers to inquire with us for more information about your home. With a simple phone call a buyer can connect with a professional buyer's representatives instantly 7 days a week.. When used in conjunction with your featured listing on our website (included in our Smart Listing) you provide another avenue for buyer's to gain information about your home. ¨     Live Feedback Gathered by Lockbox Reading. The Supra Lockbox (included in our Smart Listing) tracks and records all showings. We are able to read the activity report online from our office. A Client Care Specialist will check your lockbox and submit an electronic request by email to all showing agents for feedback. Once gathered, we'll email the raw, non-sugar coated feedback to you directly so that you'll know what buyers are REALLY thinking.

¨     On-line Self Service Showing Feedback System. We will set up an on-line self service feedback account for you to use at your leisure. After each showing you can log on the Centralized Showing System website and view feedback from the agent. This is extremely valuable if you wish to get feedback from every showing. As part of our Smart Listing package we automatically track and gather LIVE feedback on any 2nd time showings from the same buyer.

¨     Realtor.com and Affiliate Website Statistical Reporting. A Client Care Specialist will retrieve the statistical reports from your Realtor.com listing and email them to you weekly. With this report you will be able to see exactly how many buyers viewed your home on-line.

¨     Ongoing Customized Market Activity Updates. Staying up to date on competing homes and knowing what homes are selling for while your home is listed can give you a competitive edge when examining your strategy. Your Listing Agent will provide you with an ongoing email accounting of Active, Pending and Sold listings of homes in your neighborhood or area.

¨     Bi-Weekly Telephone Consultations. A Client Care Specialist will be assigned to personally call you every 2 weeks to discuss Feedback.  Your Listing Agent will call you every 2 weeks to discuss Market Activity and Positioning Strategies. *Counts as 3 Seller Select Services.

¨     Closing Attendance. A Closing Agent will personally attend your  closing and review all documentation with you. As part of our Smart Listing package we will review the HUD-1 Settlement Statement with you 24-hours in advance of closing (if available) to answer any questions or to address any concerns that you may have.

¨     Open House Assistance. If you would like to hold an open house we will provide you with three "Open House" signs and a visitor sign-in sheet for you to use. After the open house you can fax the completed sign in sheet to us and well gather unbiased feedback for you from your visitors.

¨     Professional Home Staging Consultation. For the "do it yourself" home seller. Performed by an accredited professional home Stager. Staging is VITAL to creating mass appeal to buyers and is one of the most rapidly growing techniques in the industry. "Staged" homes are proven to sell at a higher percentage than ordinary homes. With this service you get an in-home consultation with an accredited Stager to determine your needs, take photos and make detailed notes including a curb appeal analysis, furniture arrangement and color recommendations. You will also receive a detailed report of recommendations within 24-48 hours of your in-home consultation so that you can get your home perfectly prepared to sell for the most amount of money.  You get a follow-up visit with the Stager to certify your home, take "after" photos and list on the Stager’s website.

Option #2. Up-Front Payment Option

If you would like to pre-pay your listing fees at the time of listing we will give you a 70% Discount. You receive 100% of the services you have selected at a highly competitive fee. ($1000 Minimum pre-paid commission)
